1. Rental Term
The rental period begins at 4:00pm date of scheduled arrival and ends at 11:00am on the date of scheduled departure. All guests must vacate the property by the designated checkout time unless written approval (via email) has been granted by the Host. If a late check out is desired, please contact your host (no later than 10:30am for a possible later check out which will incur an additional fee of $25.00 until 1:00pm. Failure to vacate the premises by the checkout time constitutes a holdover violation and may result in additional charges.
2. Holdover and Late Checkout Penalties
If Guests remain on the property beyond the approved checkout time without written authorization, the Guest agrees to the following charges:
• $100 per hour for the first two hours
• After two hours, a full additional nightly rate may be charged.
The Host reserves the right to access the property to prepare for the next Guest if checkout time has passed.
3. Maximum Occupancy
The property has a strict occupancy limit of 7 Guests.
Only registered Guests listed in the reservation are permitted on the property unless prior approval is obtained. Unauthorized Guests or visitors may result in:
• Immediate termination of the reservation
• Additional Guest charges
• A $200 unauthorized Guest fee per person.
4. No Parties, Events, or Gatherings
Parties, events, celebrations, or commercial activities are strictly prohibited.
Violation of this rule may result in:
• Request of law enforcement
• Immediate cancellation of the reservation
• Removal from the property without refund
• A minimum disturbance fee of $500
• Additional charges for damages or cleaning.
These enforcement practices are consistent with the applicable OTA policies.
5. Quiet Hours
Quiet hours are 10:00pm – 8:00am.
Guests must avoid excessive noise that may disturb neighbors at all times.
Verified noise complaints may result in:
• Warning from the Host
• Immediate termination of the stay
• A $500 disturbance fee.
6. Smoking and Odor Damage
Smoking or vaping inside the home is strictly prohibited. Smoking/Vaping is allowed outdoors – on the Terrace and garden areas.
If smoking is detected inside the home, Guests agree to the following charges:
• $500 smoke remediation fee
• Additional charges for odor removal, cleaning, or property damage.
This includes cigarettes, cigars, cannabis, electronic vaping devices or any other smoke producing product or device. Smoking and vaping is permitted outside on the terrace. Remnants are to be properly disposed of.
7. Cleaning and Excessive Mess Clause
The property will be professionally cleaned prior to arrival and immediately after departure.
Guests agree to leave the property in a reasonably clean condition.
Excessive mess or additional cleaning requirements may result in additional charges including: • $150–$500 excessive cleaning fee
• Replacement costs for damaged linens, towels, or furnishings.
Examples include:
• stained linens
• trash left throughout the property
• food spills not cleaned
• pet odors, fluids, and/or stains
• human bodily fluids, excrement, or biohazards (will automatically incur a $500 cleaning excess fee).
8. Damage to Property
Guests are financially responsible for any damage to the property or its contents during the stay. This includes damage caused by:
• Guests
• Visitors
• Vets
Repair or replacement costs will be charged through the applicable booking platform or security deposit.
9. Security Deposit and Damage Claims
A security deposit of $250 may be held to cover damages or rule violations.
The Guest authorizes the Host to charge the deposit and require payment of any balance due to Host for: • property damage
• rule violations
• excessive cleaning
• missing inventory.
10. Security Devices and Monitoring
For security and property protection, the community and Host property contains:
• Limited access gates, passcodes, and Host property locks
• exterior security cameras
• noise monitoring devices.
These devices are located only in public or exterior areas and do not record conversations or monitor interior living spaces. These disclosures comply with all applicable OTA policies and law.
11. Pets
This is a pet friendly rental. Dogs are allowed within the community and the Host property and MUST always be leashed and under the control of the Guest when in public, beach, and common areas of the community. Requirements:
• Maximum dogs: 2 – each not to exceed a body weight of 40 pounds (Certified comfort and service animals exceeding this weight will be considered on a case-by-case basis). Additional dogs over two will also be considered on a case-by-case basis and will incur additional charges.
• Dogs MUST be house trained
• Guests MUST clean up dog waste daily in the backyard and all community common areas (pet baggies are provided). Pet-related damage or cleaning will result in additional charges.
12. Parking
Parking is permitted only in designated areas and Host property driveway. NO street parking or parking vehicles on any grassy areas within the community. Only non-commercial passenger vehicles and pickup trucks rated no more than 1 ton capacity shall be allowed. Boats, motorhomes, and travel trailers are NOT allowed within the community or park on the Host property. Guests agree to respect these parking rules and if requested to move their vehicle immediately upon notice of violation.
Maximum vehicles allowed: 2 (unless prior authorized)
Community management and the Host reserve the right to tow Improperly parked vehicles at the owner’s expense.
13. Hot Tub Use Policy
A 5-person maximum hot tub is provided for your enjoyment. For your safety and comfort for you and others, please follow these rules:
• Hours of Use: The hot tub is available from 6:00am to 11:00pm. Please respect these hours to avoid disturbing neighbors.
• Health & Safety:
➢ Do not use the hot tub if you have open wounds, infectious conditions, or are under the influence of alcohol or drugs.
➢ Pregnant Guests or those with medical conditions should consult a doctor before use.
➢ Do not raise temperature of tub above 100 degrees Fahrenheit.
• Children: Children under 12 must be supervised by an adult at all times. No babies or children in diapers. • Cleanliness:
➢ Shower before entering to help maintain water quality.
➢ Do not bring food, drinks, or glassware into the hot tub.
• Capacity: Maximum 5 people at a time.
• Damage & Liability: Use the hot tub at your own risk. Any damage, contamination, or misuse may result in a minimum additional charge of $500 plus any cost to repair .
• Rules Compliance: Please follow all posted rules. Failure to comply may result in loss of deposit, additional charges, or cancellation of stay.

14. Household Items & Property Use (Possessions within and on The Property)
The Host provides many amenities for your enjoyment during your stay. Guest agrees that all items within and on the property, including but not limited to furniture, décor, kitchenware, linens, towels, pillows, blankets, utensils, paintings and wall hangings, other amenities and any other items provided within or on the Property are the sole property of the Host. These possessions are provided for use during your stay, and must remain at the property upon your departure. Removal of any items from the Property, whether intentional or accidental, is strictly prohibited. Please do not remove any items from the home.
After checkout, the property will be inspected. Any missing items will be deemed removed by the Guest unless otherwise documented. Guest authorizes the Owner to charge the replacement cost of any missing items, plus a reasonable administrative fee, to the payment method on file and in accordance with OTA policies. By booking, you agree to these terms and authorize such charges if necessary.
15. Property Access
The Host reserves the right to access the property when necessary for:
• Maintenance
• emergency repairs
• safety concerns.
Reasonable notice will be provided whenever possible.
16. Maintenance and Reporting Issues
Guests must notify the Host immediately if:
• damage occurs
• appliances malfunction
• maintenance issues arise.
Failure to report damage may result in additional charges.
17. Liability Waiver
Guests assume full responsibility for their stay and for any members or Guests of their group. The Host is not responsible for:
• accidents, injuries, or deaths, to include the use of any pools or hot tubs
• loss or theft of personal belongings
• damages resulting from Guest negligence.
18. Indemnification
The Guest agrees to indemnify and hold harmless the Host from any claims arising from: • the Guest’s use of the property
• actions of Guests or visitors
• negligence or misuse of property amenities.
19. Illegal Activities
Illegal activities including but not limited to:
• drug use
• theft
• vandalism
• disturbing neighbors is strictly prohibited.
Violations may result in immediate eviction and involvement of law enforcement.
20. Force Majeure
The Host is not liable for cancellations or interruptions caused by circumstances beyond reasonable control, including: • natural disasters
• utility outages
• weather events
• government restrictions
• civil unrest
Refunds will follow the policies of the applicable booking platform.
21. Governing Law
This agreement shall be governed by the laws of the state of Florida, where the property is located.
22. Acceptance of Agreement
By confirming the reservation and/or signing the reservation agreement, the Guest acknowledges that they have read these house rules, understand the rules, fees, and penalties, and further agree to comply with all terms.
